Energy Performance Certificates/EPCs
Legislation introduced from January 2009 requires owners to provide a copy of an Energy Performance Certificate (often referred to as an EPC or Energy Report) to a prospective tenant or purchaser prior to the property being offered for sale or let. A copy of the Certificate must also be permanently displayed within the property.

Our dedicated and professional Energy Assessors are fully accredited to issue Energy Performance Certificates under the protocol arrangements granted by the Scottish Building Standards Agency on behalf of the Government.

We are normally able to issue an Energy Performance Certificate for a residential property within two working days of completion of our survey. To ensure that a survey is carried out satisfactorily, access will be required to all rooms within the property, including any loft areas, all heating and hot water systems, and the location of utility meters.
EPC Glasgow can also arrange Commercial/Non-Domestic Energy Performance Certificates, which are now required on all non residential properties with a floor area in excess of 50 square metres.
Pricing is dependent on the type, size and location of the property, and discounts are available for owners or agents with multiple properties.
Property Inventory Service
 Using a professional, independent service to produce an accurate and detailed inventory prior to renting a property can reduce many of the potential hazards which Landlords can face. Impending legislation to create a Tenancy Deposit Scheme in Scotland will greatly increase the level of protection for tenants in any dispute over deposits.
